Description & Features
Its pretty much tradition @theestateangel that we bring the year to a close with a Christmas Spectacular so we proudly present our newest, oldest and most certainly grandest listing ‘Antrim House’, 54 Charlotte Street, Ballymoney
Once upon a while something special comes along and sure tis the season of wonder, magic and fairytale but the best part of this somewhere special is its very real and very wonderful
To showcase this magnificent home we have once again collaborated with the fantastic QML Videos and the preliminary teaser of Ballymoney’s very own Downton Abbey production has caused quite the stir about the toon…
‘Antrim House’ is categorically thee most spellbinding property I have ever had the pleasure of working on and our vendors have perfected such a masterpiece that it feels like it almost has some sort of magical power to transport you back in time
Personally I'm a huge fan of this era of decadence, eclectic glamour and of course the intriguing heritage so it may come as no surprise to learn that ‘Antrim House’ was in fact commissioned, built and home to Lady Charlotte Dutchess of Antrim who is most certainly giving me a real run of upstaging in the dramatic stakes because who am I to compete with a Dutchess and her finery!
It is the most wonderful, charismatic home steeped in history and earliest records dating back to 1852 (or as the Registry of Deeds state 'in the Year of our Lord One Thousand Eight Hundred and Fifty-Two' which is a far more fitting introduction).
An incredibly unique fact is that the deeds & maps of this extraordinary property are actually on cow hide! Curiosity may have killed the cat but not me - with this information of course I wanted to see for myself and just wait until you see these beautiful documents showcased in an original deed box
It really is quite something to see centuries of years presented in such beautiful documents - the legal script, the signatures of the Dutchess herself and those wax seals. The hours of concentration and work that must have gone into these documents is mindblowing
Despite the centuries of history 54 Charlotte Street is a property in remarkable shape and has stood the test of time effortlessly. Admittedly she's had a LOT of work done which has enhanced her finer features to perfection. Kudos to the meticulous vendors behind this great lady who have admired, appreciated and restored this incredible natural beauty back to her full & vibrant splendour
Many of the original features, charms and quirks have been retained or sympathetically restored and very much are to be appreciated on every single level in every single room.
This was a time when real beauty and intricacy came before speed and convenience and noteworthy features include the elegant coving, ceiling rose, the sweetest original bedroom fireplaces, proper wooden window shutters and I could go on but hopefully the video will paint a much better picture.
The incredibly impressive & super versatile 2500 sf ft accommodation is spaciously well laid out across 3 fabulous floors.
It absolutely depends on the potential buyers lifestyle & needs as to how they would utilise the impressive accommodation on offer. Currently our vendors arrangement is four generous bedrooms, dining room, lounge, drawing room, dressing room & study
So that fabulous original front door complete with knocker opens up into the reception hallway which enjoys all of the associated charms of its era.
The ground floor dining room enjoys an authentic original feature fireplace and that fabulous feature alcove, coving and beautiful centre rose set this beautiful big bright cozy room off to perfection.
Moving into the kitchen (again on the ground floor) and I don't for a second believe anyone buying this fine big home would be disrupting the rich regal green traditional kitchen complete with dresser, centre island and Belfast sink.
A rear porch serves well as a good big utility and beyond that access into the original stone garage 21ft x 12ft
A relatively new bathroom/shower room will undoubtedly be a welcome addition to finish the ground floor off and FYI this fantastic big home has also a toilet facility on every level.
Up the beautiful staircase to the most whimsical seating area which overlooks the stunning rustic courtyard to the rear and would serve as an ideal office/study space or mini library to relax, read and unwind the stresses of the day away. The second w.c and wash hand basin can be found on this floor along with 3 well proportioned rooms
Another set of stairs (the staircase with its twists and turns is honestly so beautiful) and we find the main family bathroom which although very much in keeping with tradition will also meet all the modern demands of todays busy lifestyles - bath, walk in electric shower, w.c & wash hand basin.
I of course need to talk about the exterior arrangement because as you can see its pretty much pavement side along our lovely Charlotte Street heading out of town with car parking space to front. The double vehicular gates open up the entrance way and into a courtyard style setting.
There are 3 sections if you like of the rear the incredibly beautiful rustic ruins were once a fully functional stable for some VIH (Very Important Horses) which as been transformed into the most fabulous sun trap decked patio
To the very back you have the most wonderful surprise of a Secret garden straight out of a fairytale. A generous and picturesque garden in mature lawn with holly hedgerow. You have zero concept of how close to the town limits you are nor quite frankly will you care because its an absolute haven.
Will our lovely Charlotte be everyone's Royal Albert cup of tea? No is the honest answer to that and neither the lovely vendors nor I are under that illusion. HOWEVER I am certain that the astute new buyers heart will already be aflutter, palms sweating and that excitement of wanting to know anything and everything about her has already begun.
Yes it is a niche property but to the right buyer after a truly remarkable period home it will be absolute perfection - exactly what they have been after possibly for months upon months because homes of this calibre, pedigree and impeccable condition are like gold dust but ‘tis the season’ of pure magic and that she is...
