ABOUT YOUR NEW HOME

The Main Structure:
Your new home is crafted using traditional, proven cavity wall construction for durability and thermal efficiency. The external finish features a blend of brick and/or plaster render, while external timber elements are painted in a coordinated palette to enhance the architectural design. The roof is topped with dark, flat concrete tiles, crowned by a dry fixed ridge tile for a sleek, modern finish.

To complement the external trim, uPVC round guttering and matching round downpipes are installed.

Windows:
Energy-saving, gas-filled double-glazed uPVC windows (black exterior, white interior) with locking latches provide excellent insulation and security. French doors or sliding patio doors, made of high-quality uPVC, bring natural light into your home, while a low-maintenance GRP front door and a uPVC rear door with double glazing complete the stylish exterior.

External Features:
Every detail of your outdoor space is carefully designed for immediate enjoyment. Front and rear gardens will feature a lush lawn unless otherwise specified in the site layout. The front lawn is professionally turfed for a polished look, while the back lawn may be either turfed or seeded, depending on the season, at the discretion of ACC Ltd.

Flat top garden edging, along with treated rail fencing, will be installed for a clean, contemporary border. Privacy is ensured between adjoining properties with timber privacy screens, while other areas are enclosed with treated timber posts and open rail fences (approx. 900mm high).

Driveways, extending at least 10 metres or more, will be finished in smooth bitmac for a premium look. If your property includes a garage, it will be considered a parking space and may reduce the driveway length.

A beautifully designed coloured pavia brick path will lead to both the front and rear entrances, ensuring level access to at least one external door. A spacious patio, with a minimum area of 5.75m², will be perfect for outdoor dining or relaxing. For your convenience, an outside tap is included as standard.

Heating & Energy Efficiency:

Each home is fitted with an Ember Smart Home heating control, allowing remote access from your mobile device via an app, offering unparalleled convenience.

The central heating system is powered by mains gas and features a separate boiler. Radiators are installed in all main rooms, and the system is designed to be programme-controlled for optimal efficiency, providing a separate hot water supply. Additionally, your home benefits from a pressurised water system, ensuring quick, consistent, water flow.

To further enhance energy efficiency, an integrated in-roof Solar PV system is included. This system harnesses the sun’s power, transferring surplus electricity back to the grid. Please note, not all energy suppliers will compensate for this export, and you may need to set up a renewables account with your energy provider. Additional options may be considered but we can only incorporate them into the property if a binding contract is in existence between all of us at the requisite stage of construction.

Finally, keeping it all ship shape
Landscaped areas have been incorporated to compliment your new home and these areas will require continuing management in the future in order to maintain the quality environment in which you live. For this purpose, Antrim Construction Company Limited has entered into an agreement with a management company.
Residents will contribute to this service. The first payment will be made to Antrim Construction Company Limited at the same time as your balance purchase money is paid.

And now for the 'small' print - it really is the same size as the rest because we want you to be fully informed throughout the buying process:

1.  When a site is reserved customers will be granted not less than 6 weeks (unless otherwise specified in writing by us) known as the ‘Reservation Period’, to sign and return the Building Agreements/Contract.  The basic purchase price at point of reservation will be guaranteed during the Reservation Period.  We reserve the right to sell the property to another customer during the Reservation Period if we believe reasonable progress towards receipt of acceptable signed Building Agreements/Contract is not being met.  

2.  The date on which acceptable Building Agreements/Contract should be returned to ACC Ltd is shown on a customer’s Sales Advice Note and Information Pack.  A copy of this Sales Advice Note is forwarded to a customer’s solicitor.  Solicitors must be appointed within 48hrs of reservation to facilitate completion of pre-contract conveyancing prior to the date Building Agreements/Contract are due.

3.  If the Building Agreements/Contract are not received by the date specified, the property may be increased in price or returned to ‘Available’ status.

4.  Reservations are normally only taken from customers who are in a position to sign Building Agreements/Contract e.g., first time buyer, customer with their own property sale agreed, cash buyer etc., however on some occasions customers may have properties to sell that have no formal offer.  In such instances we may consider accepting a reservation, but the property could still be listed as ‘Available’ however, we will not sell the property to another customer without first giving 24hours notice, during which time we must have confirmation that receipt of acceptable Building Agreements/Contract are imminent.

5.  A Holding Fee to book a property on this development is £1,000.  The Holding Fee is non-refundable, unless through no reasonable fault of their own, a customer has finance declined in which circumstances we require written confirmation from the proposed lender or financial advisor.

6.  Upon acceptance of the Building Agreements/Contract customers will be expected to pay a 5% deposit (via their solicitor).  There are no other interim payments required by us during the building of your new home unless specified by us in writing.  Balance monies are due via a purchaser’s solicitor on the Contract Completion Date.

7. In addition to the Purchase Price and any ‘extras’ chosen by customers (where applicable), there will be two mandatory charges payable to Antrim Construction Company Ltd at completion:

1. Management Fee – this is an annual cost transferred to a nominated company to maintain common areas in good order. See sales team for further information.
2. Utility Connection Contribution – currently £1,500 per property. This contributes partly towards water and electricity connections.  Antrim Construction Co. Ltd. will pay the remaining balance which is always greater than the customer contribution, for water and electricity connections.

8.  Further detailed particulars of the sales process from Reservation to Post Handover Maintenance are obtained in a customer’s Information Pack which is normally forwarded within 10 working days of a Holding Fee being received by us.

9.  Definitions:   

• Available – Property for Sale
• Reserved – A Holding Fee has been paid by a customer pending receipt of signed Building Agreements (contract).  If ‘(A)’ is shown after the word ‘Reserved’, interested parties should contact ACC Ltd Head Office telephone: 028 9042 8661.
• Sold – Property in contract pending handover and a Contract Completion Date has been given to a customer.
• Approx Size – These are based on architects’ drawings and normally exclude non habitable areas such as roof space, garage etc.
• Garage Type – A garage is an optional extra (unless denoted ‘integral’ to the property) on this development.  If the column shows ‘None’ then it is either not possible to construct a garage on the particular site number or that planning permission is currently not in place (it may still be possible to apply for retrospective permission).  Specific details on garage type/size/finish and costs are available from ACC Limited Sales Team. A single garage may be adjoined to a neighbouring garage on some plots.

10.  SITE SAFETY – To prevent the risk of serious injury and to ensure the comfort of our customers ALL pre handover site visits must be pre booked via ACC Ltd. Sales Department or their authorised selling agent.  Any other visit will be deemed unauthorised.
